Breaking Up With ProFriends


Last December, we made our first step to our own home. We reserved a Sabine unit in ProFriends’ Bellefort Estates. Two months after that big leap, we made another life-changing decision – we cancelled our reservation. So much for an update, eh?


The house that we had to let go

It all started when Tine shared with me a PinoyExchange forum thread on Bellefort Estates. I didn’t ask how and why she saw that thread, I immediately read through the most recent discussion. I cannot put into words exactly what I felt but it was as if I picked the only topic of a Theology oral exam which I never reviewed. We just made a hefty first down payment and then we are reading a lot of negative feedbacks from current and soon-to-be residents. Most of the discussion was around unit construction being delayed and turnover units having very poor quality. We reserved for a Ready-for-Occupancy unit so we weren’t worried about construction delays, but the poor quality of turnover units was very alarming. It was 3AM but my blood was pumping. We created an account for PinoyExchange just so we can participate in the thread. I basically asked: “if you had the chance would you have backed out?” We got four replies the following day, one of which was a private message. None of them gave a positive response.

I spent the next couple of days reading through the thread (it was a 29-paged thread then). Our second down payment will be due in 3 weeks so we need to act fast. I read through our contract and came up with the following action steps:
  • Request for an early inspection of our unit.
  • Request for the pullout of the post-dated checks we issued for our monthly down payments.

Tine agreed it sounded like a good plan. If we can pull out our checks, then we don’t have a 3-week deadline for our decision. If in case we decide not to pursue the unit, our reservation will be cancelled automatically after 3 months. On the other hand, if we decide to push through, we were willing to pay for the late payment fee (P50/day). Consequently, we’ll have 3 months to convince ProFriends to allow us to inspect our unit early as this is not allowed as per contract. Buyers can only inspect the unit once it is ready for turnover and down payment total has been paid in full. We thought that the clause was intended specifically to prevent potential accidents in units undergoing construction. Since our unit was 95% complete, we thought that ProFriends will be considerate and grant our request for early inspection.

[Indulge me of skipping my rants of unproductive calls and follow ups both with ProFriends and our agent.]

Eventually, Tine and I decided to visit ProFriends’ office on a weekend to raise our requests [again]. I was armed with print outs of our requests. After telling the receptionist the purpose of our visit, she told us to go to their specialist upstairs and wait for our number to be called. Tine and I joked (half meant) that they kept customers with complaints in a separate room. We waited for 2 hours before our number was called. Ren was the specialist who accommodated us. He was easy to talk to and I felt that he readily understood our concerns. Unfortunately, he cannot make any decision by himself and had to go out multiple times to consult with their upper management. This was frustrating. You have a room full of customers with complaints and there isn’t one manager present to whom concerns can be escalated to! During the times that Ren was out, Tine and I would eavesdrop on the conversations of others. The guy on our far right says that ProFriends did not recognize some of the payments he’s made. The couple next to him has been paying for 3 years already and they still cannot transfer to their unit. The couple on our right was dismayed with the unit they were made to transfer to, and eventually requested to cancel their reservation. Negative vibes all around. Finally, Ren said that he will receive our requests and come back to us with a reply the coming Monday. Tine and I thanked Ren. We both felt that it was a productive afternoon, and that there was hope.

I made sure to follow up with Ren on the day he said he would give ProFriends’ official reply to our requests. Hours after my follow up email, I got an email from Ren. None of our requests were granted. And their response wasn’t satisfying. They did not even state what the rationale was for denying our request for early inspection. They simply repeated the policy which I understood and acknowledged in the letter. And their response on our request to pull out our checks was that we cannot do that unless we replace them with other checks or cash. WHAAAT??? With that, Tine and I decided to cancel our reservation. I went to ProFriends’ office 3 days after to formalize our decision. We got our post-dated checks back including our supposed second down payment.

Tine and I weren’t happy with how this story went. Despite the negative feedbacks, we were still hoping to proceed with our unit. That’s why our initial action steps leaned towards giving ProFriends the benefit of the doubt. Sadly, they did not give us a chance to give them the chance.

We are charging the money we lost to experience. As we re-start our search for our future home, we know better. Some basic things we are keeping in mind next time:
  •  Research for the good reviews and more so for the bad.
  • Check for the seller’s track record.
  • Talk with residents in the neighborhood if possible.

    Your experience with Pro-Friends reminded me of our own quest for a home. AJ and I started house-hunting even before we decided to get married. We actually reserved a H and L package with Camella and has paid the reservation fee. But I felt that we made a decision in haste (na-excite lang k'me k'se maganda yung model house hehe!) so after a long discussion, we did not push through with it.

    Am glad that you were able to get out of the deal before it becomes too late to backout. Investing in a home is really a hard, long and expensive decision. But once you've found it and you can feel that it is "home", then everything will fall into place =)

      Anyway, we do agree that finding our own place is really a long and time-consuming process. After months of actively searching, we still haven't found the right lot for us. We decided to just get a lot and oversee the house construction to avoid hidden quality issues for the structure. I'm hopeful that we'll find the right place for us soon. =)

      You have to think twice for having a house at profriends kasi sobrang swapang yan sa pera before sana lumaki ang bayad mo you have to decide na. Kasi ako I had already paid my 2 years downpayment when they ask mo to pay additional monthly down payment because PAGIBIG cannot cater them so they ask me to pay monthly higher than my monthly salary which is their way so that if you cannot pay they will take your property and even single centavo from your payment you cant refund. Tapos matagal ang release sa kanila and sira sira ang mga bahay nila

  3. Hi Adrin & Tin, I love reading your posts, they're inspiring and at the same time informative. My fiance and I were actually about to pay our downpayment for a BF house too when we read the reviews and negative feedback online. After weeks of researching, we decided that not to push through anymore considering the actual homeowners themselves dont recommend it. Sayang lang kasi naka-ilang tripping na din kami dun (different agents, hahaha!).

    You're lucky you've been able to cancel as early as that, whilst ours, we've been paying it for almost two years already, and upon inspection the house was horrible. We decided to cancel, but unfortunately the half of a million money we spent could not be refunded. We could not even refund a single cent. We too have experienced the way customer service kept on going to upper management when we were complaining, and yet nothing has been resolved from our 3 months continous visit to their office. They simply ignored us at the end. It was a stressful experience for us, and they won't even do anything to compensate with their false promises. We were hoping to have a good comfortable house to live in before me and my (now husband) fiancee married, but unfortunately they just took the money and never done anything to help. Not even a sorry. HLURB did nothing with this kind of complainst, they just let months, years pass.
    We're more of an intelligent buyer, as we noticed that most if not all developer who has no pag ibig option to their payment scheme has something to hide.

      We have same problem, wala din ako narefund ni single centavo and lumapit na ko kay Tulfo pero binigyan lang ako ng letter for profriends but still same they ignored my claim for refund...profriends housing are precast and talagang d maganda pagkagawa. maybe you can consider tripping with Home Mark buhos ang gawa ng bahay nila and mabilis ang take out eto ung agent na kinuhahan ko..Ina 09282302667

Hello guys thanks for this salamat tlga wla ako malapitan to have idea kc i purchase 2015 lancaster new cavity city chessa model for 24 months but 19 months lng nbyran ko palaki ng palaki ang penalty for delayng payments gsto ko sana mangyari is ipa cancel nlng unit ko pero sinsabi dun sa office nla no refund policy pero may nabasa rin ako under maceda law na di daw pwd na wla ka makuha na refund its gonna be 50% on what u already paid kc nsa batas tlga yan pero sa mga nabasa ko kc dto is no refund i really need some advice maraming salamat mabuhay

  6. Madaming issues ngayon at complaints ang Pro-friends. Good for us, we are enable to refund all our payments made, except yung sa reservations we paid. We submit a letter for back-out and refund last December 9, 2013. Then, last week of December, they notified us na approved na yung aming request for back-out and refund. Sino ba naman ang matutuwa sa pinaggagawa nila, mangangarap kang magkaroon ng magandang bahay, sa bandang huli, sila ang sisira ng pangarap mo. Almost two and half years kami nagbabayad, hinde pa nati-turn over yung bahay. Walang loan take-out sa bank, dahil hinde pa existing yung bahay. Kung baga, drawing lang sa mga imahinasyon ng management at ng engineer ang plano, pero sa actual, wala naman talaga. Paano magsusumite sa bank ng dokumento, kung wala naman talagang nakatayong bahay. ANG DAMI NILANG NILOLOKONG TAO. Nagpapakahirap ang mga tao maghanap-buhay para may ipanghulog lang sa pangarap na bahay, pero itong mga Walanghiyang Management ng ProFriends, walang mga kunsensya. BLACK-LISTED ang Pro-Friends sa PAG-IBIG sa dami ng reklamo at kasong kinasasangkutan nito. Ang pagkakamali ko lang nuon, hinde muna ako nagresearch tungkol sa kumpanyang ito. Maganda ang marketing strategy at Publicity, pero ang dami palang tinatagong kalokohan sa loob ng kumpanya. Sa ngayon, pinaparefund at pinababack-out ko na dalawang relatives ko na kumuha din ng bahay dito. Bakit kasi nagtutulog-tulugan ang ahensya ng Gobyerno dito at hinde pa kanselahin ang lisensya ng kumpanyang ito. Daming naperwisyo, mula sa dyaryo hanggang umabot na sa TV ang mga reklamo. Noong pumunta kami ng December 2013 at January 2014, ang daming nagrereklamong buyer sa opisina nila. Pare-parehas ang mga dahilan, delayed turn-over, declined sa bank (which eventually ayaw sabihin kung anung reason bakit ka decline), mahina ang mga materyales at ang nakakatawa, may nagbayad ng cash as full payment, wala daw resibo o official receipt na maibigay sa client, acknowledgement receipt lang???!!! Hinde sa sinisiraan or may sama ako ng loob sa ProFriends, pero ito yung realidad at katotohanan ng mga daing ng tao sa loob ng OPISINA nila. Maraming ahente na ang umalis at hinde na inaalok ang ProFriends dahil sila din mismo nakaranas ng mga kunsumisyon at ulan ng reklamo mula sa buyer. Patunay dito yung House-Tripping na sinamahan ko nuong sabado, Jan.25, 2014, naririnig ko sa mga agent na binitawan na nila ang Lancaster, dahil inuulan sila ng reklamo at alam nila na may malaking problema dito. So, yung mga naghahanap ng bahay dyan, search po muna tayo ng mga feedback ng mga taong nakabili na sa developer bago tayo magdecide. God Bless Po!

Hi, paano po kau nakarefund kasi ako ni piso wala akong nakuha natapos ko ang downpayment po pero sabi wala daw marerefund...kaya kumuha na po ako ng bagong bahay sa HOME MARK kasi mabilis ang take out buhos pa ang gawa d kagaya sa Profriends precast.   8. Lucky you, you were able to back out. Unfortunately for my partner's brother, tapos na silang magbayad ng down. Hindi pa nila nalilipatan yung house, may malaki nang crack yung ceiling ng 1st floor nila. Nakakaawa talaga.

Hi jenny,hope u will be enlighten on my reply sau.Isa ako ofw and decided to get dream house model house na sophie.we already paid amounting to 270k including reservation pay (2012 oct) hoping that time na ma eloan at ma approved sa bank with the help of my atty in fact,they keep on changing the bank and they keep on asking for new docs to submit,so bigay naman ng bigay para ma approved.but to my dismay walang nangyari and we decided to cancel and give us the refund since until now walang turn over na nangyari.ng punta ako personally sa main office nila sa mandaluyong at sinabi ko ang ganoon tapos ang sabi nla wala dw silang maibigay sa amin ni isang cinco doon sa perang pinaghirapan naming binigay sa knila,makatarungan ba ginawa nla.I need advise in wat to do on our case.Thank u

  11. hello charlotte. kumuha rin kami dyan sa profriends 2011 pa, ngayon nilalaban namin ang kaso pra mafull refund namin. may kinuhaan ulit kaming unit at dahil lesson and learn sa profriends, nakakita kami ng mas magandang unit at hindi n sa pro friends. ang price ng bahay is 1.3M. yong nakuha namin overlooking ang environment. buhos ang pagkakagawa, mahigpit ang secuirty, tricycle lang nsa ospital kana walter mart, I mean centro n sya. at planong maglagay ng mall sa labas ng subd. may swimming pool at school sa loob ng subdivision. as in yong hinahananap mo sa isang subd andon na. cavite rin sya. matibay tlga ang pagkakagawa ng bahay at walng hidden misc. kung ano yong amount andon na lahat. assist kita kung gusto mo makita. or email mo ko sa garamayumi@gmail.com. slamat.

  12. hmm. Nakakalungkot naman andame na talga nag baback out sa inyo. Like you im planning to invest on something, which house. naka pag reserve na dn ako for Lancaster. And after doing my research, super nag dalawang isip ako. Pero i want to give this developer a chance, so thorough research pa gnawa ko, and not for the bad comments, im trying to find good. And i did,sa facebook merong group of home owners something na sinalihan ko. It was even recommended by someone para daw ma prove yung anomalies ng company. so sumali ako, only to find out they are all satisfied. yes madami pa ding negatives na makkita pero lahat yun minimal lang. majorities are positive. So ipupursue ko ung dream house ko with them :)

    1. Hello EJ, do far eto pa lang yung positive feedback na nakita ko. Profriends yung tinitirhan namin ngayon. Yung best friend ko is buying their second house from profriends as well as my parents' friends. none of us had any problems with the turnovers and payments. So if you did pursue it would be good to know ano feedback mo kasi right now im planning to invest on my own na rin. Ang bad feedback ko lang is yung bathroom and kitchen fixtures hindi masyado maganda, mabilis nasira within a year. Pero to start with we already see that naman na pag nagtripping. So might as well include that in your budget. And what we did in the past is visit the site from time to time para lang makita kung may development.

  13. Hello, im giving pro friends a shot here. im about to make my first down this december for a pre-selled unit. Yes im aware of all the negatives about the developer but still im pushing thru. :)

    Also for all those people wanted to see a different side of the story against pro-friends, please join the group in face book. "Lancaster Estates Homeowners". Some guy recommended people to join this group to see the anomalies of the developer from 1st hand homeowners, only to find out theyre satisfied. :p

    Im not saying what the people on all the blogs are saying is not true, yes they are, but still reading from the posts of the home owners themselves on how theyve experienced it, and how the handled it is pretty much my driving force / inspiration. :)

  14. Like you, I am bought a property from Profriends last 2012, specifically a Diana townhouse at Lancaster Cavite.

    I decided to backout and demand for my refund mainly due to the turn over of the unit, loan application, quality of the house, and the manner that they handled my account.

    As expected, they have denied my refund and they are now refusing to answer my questions.

    I have setup a website that will detail my horrible experience with their company, it is a work in progress but in time it will be completed.

  15. been living in bellefort since 2012. kung me budget ka na ikaw na magayos ng unit mo, mas better.
    yung free park sa likod ng bahay panalo! hindi pader ng kapitbahay makikita mo pagsumilip ka sa labas

    bato yung bubong
    for the size kumpara sa ibang developer maganda pagka lay out ng bahay , maluwag.

    pagnagawa na ang lusutan sa daang hari, ok na to, sa ngayun kse matrafik pa sa sm
    kung umaasa ka sa ameinties wag na dto, kse ako ang habol ko space, kaya masaya ako dito

    Thanks for your post, nakakita na po kayo ng house na pag investan nyo?

    Recently, we've made a reservation for Celeste Model. Sabi naman ng taga profriends Lancaster naman yung nagkaroon ng issue before about built quality ng bahay and not Bellefort.

    Sabi nila way better na daw ang Profriends since inacquire na sya ni GT Capital 2 years ago. They've made a lot of improvements na from the built quality up to the customer service.

    Tngin nyo po, totoo kaya to? sana may mapadaang new/old bellefort resident sa thread na to, to advise.

    Sayang kasi if mag iinvest then in the long run magkaka problem pala. I believe wala namang perfect developer and I've read complaints na din even sa ibang sikat na developer; Camella, Megaworld, etc. di talaga maiiwasan ang complaints and issues.

    Just want to verify na 2 years after the issues sa Profriends, may improvements na ba talaga....

    Ps. Though ang Clubhouse and swimming pool and other amenities ay di padin daw available up til now.

    1. For Lancaster, yung bestfriend ko nakadalawang unit na siya. And wala naman naging reklamo in terms of turn over and payments. Nakabank loan siya and okay naman lahat ng naging transactions niya. Yung bestfriend din ng mama ko sa Lancaster din nakakuha ng unit. So far wala din naman negative comments.

      Yung unit namin profriends din, pero sa Ridgecrest and walang early inspection kasi it was being built while we were paying for it. In terms of amenities, may pool but not really grand. May park pero walang playground. Quite convenient ang location and hindi naman nagbabaha. Hindi pa lang maynilad and water service provider.

      Ako, kumuha sa Bellefort. Okay din so far lahat ng naging transactions ko with them. Maayos sila pag nagfollow up ako and on time naman lahat ng sinabi nilang release of papers, unit, etc. di rin siguro ako kasi ako nagmamadali kaya okay lang na madelay for a week kunwari. Pero I didnt get stressed talaga. Plus yung agent na naghandle sa akin sobrang responsive niya. Late lang siya sa appointment kaya inadjust ko na lang sarili ko tipong sabihin niya 1PM, 2PM sineset ko sa calendar ko.

      Yung unit ko nga lang ay RFO kasi may nagback out na from before kaya nakatayo na siya so it was easy to look st and inspect. Ang reklamo ko lang is sibstandard yung paggawa ng bahay. Precast siya tapoa hindi maayos pagkapalitada ng mga kanto at medyo tabingi yung mga hagdan. I haven't lived there pero kakaturnover lang ng unit ko nung Feb 2017. I didn't bother stressing out dun sa mga minor details kasi magpapaextend din naman ako so ipapaayos na lang yung medyo pumalpak na mga kanto. Amenities there? Wala. Pero yung space maappreciate mo kasi walang nakadikit na bahay sa "backyard" mo.

      from what I've read, I think people buying a property should ensure na may capacity sila makapagbayad lalo na pag bank loan. Kasi pag hindi naapprove automatic in house financing which has a crazy difference. So we have to prepare, ensure na lahat ng liabilities with baka and credit cards bayad kasi it will affect how banks assess us. And i think dun nanggagaling madalas yung tension sa mga ibang buyers dahil always under the impression na makuha nila yung "published" rates ng downpayment and monthly amortization.

      Overall, just ne careful and understans yung steps and every aingle document you have to sign. Kung hindi ka makapirma there and then kasi you have questions, you always have the right to seek legal counsel before signing. If you are unhappy about something clarify, ask and ensure na may assurance ka sa mga sagot nila. Sabi mo nga there are no perfect developers!
